How Burley Appraisals collects, uses and protects personal information. Last updated October 14, 2026.
Burley Appraisals is a residential appraisal firm with appraisers based in Winnipeg and Winkler, Manitoba. We collect only the personal information we need to complete appraisals and answer questions, and we handle it in line with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and the professional standards of the Appraisal Institute of Canada.
What we collect
- When you order an appraisal: names, phone numbers and email addresses of the person ordering and, for lender orders, the borrower; the property address and any identification details you give us (roll number, legal description, title number); billing details; notes; and any files you upload.
- When you send a message: your name, email, phone number if given, and your message.
- During the appraisal: notes and photographs of the property, inside and out, taken at the inspection.
- When you visit the website: our host keeps standard server logs (such as IP address, browser and pages requested) for security and troubleshooting. We do not use advertising or tracking cookies.
How we use it
- To contact you, or the borrower, to confirm the fee and book the inspection.
- To research, prepare and deliver the appraisal report.
- To send invoices and keep our business records.
- To answer questions about a report after it is delivered.
We do not sell personal information, and we do not use it for marketing lists.
Who we share it with
- The report's intended users. The report goes to the person or lender who ordered it, and to anyone they ask us to copy. For lender orders, the borrower's information appears in the report the lender receives.
- Service providers who help us run the business, such as our website host, email provider, lender order portal and accounting software. They may use the information only to provide their service to us.
- Professional and insurance bodies when required, such as the Appraisal Institute of Canada for a practice review, or our professional liability insurer if a claim arises.
- Others where the law requires it, such as a court order.
Some service providers may store information outside Manitoba or outside Canada. Where they do, it is subject to the laws of that place.
Your browser
After you submit an order, a short summary is kept in your browser's session storage so the confirmation page can show it back to you. It stays on your device and is cleared when you close the tab.
If we add a spam check to our forms (such as Cloudflare Turnstile), it may process technical details such as your browser and IP address to confirm a person is sending the form. We will update this page when we do.
How long we keep it
Appraisal files, including reports, notes and photographs, are kept for as long as our professional standards and the law require, and then securely destroyed. Messages that don't lead to an appraisal are deleted when they are no longer needed.
Keeping it safe
We protect personal information with password-protected accounts, limited access and secure storage, and we ask the companies we work with to do the same.
Your choices and access
You can ask to see the personal information we hold about you, ask us to correct it, or withdraw your consent to future use (which may mean we can't complete an appraisal). Contact us and we will respond within 30 days. Note that an appraisal report belongs to the client who ordered it, so a borrower may need to request a copy of a lender-ordered report from the lender.
